The pillar guide

The Greek Golden Visa, explained honestly

What it is, what it gives you, and the obligations nobody else spells out.

01

What is the Greek Golden Visa?

The Greek Golden Visa is a residence-by-investment programme: a qualifying real-estate investment grants the investor — and their family — a renewable residence permit in Greece, and with it the right to live in the European Union.

02

What it gives you

Schengen access

Visa-free travel across the Schengen Area for you and your family.

Family inclusion

Spouse, children and dependent parents can be included on the same application.

Renewable residence

The permit renews on a multi-year cycle while the qualifying investment is held.

A path to citizenship

Long-term residence can, over time and subject to conditions, open a route toward citizenship.

03

The honest obligations

Credible advice means stating the conditions plainly. These apply under the rules as currently reviewed.

Short-term rental restriction

Property used to qualify for the Golden Visa is restricted from short-term rental under current rules.

Renewal checks

The qualifying investment must be maintained, and the permit is subject to renewal checks.

Tax residency (183 days)

Residence is not tax residency. Spending 183+ days a year in Greece can make you a Greek tax resident — plan with advice.
